2xy - 72x^3 y
= (2xy)(1 - 36x^2)
= (2xy)(1 - (6x)^2)
= (2xy)(1 + 6x)(1 - 6x)

You will need to memorise this formula:
a^2 - b^2 = (a + b)(a - b)
