27y^2 - 12x^2

27 and 12 are both divisible by 3

so 3(9y^2 - 4x^2)

9y^2 - 4x^2 is the difference of two perfect squares, it factors into (3y-2x)(3y+2x)

final answer is 3(3y - 2x)(3y + 2x)
