x^2 - 4x - 12 = 0

ask yourself what multiplies to make 12 and subtracts to make 4

that would be 6 and 2

therefore (x-6)(x+2) = 0

set each = 0

x - 6 = 0 so x = 6

x+2 = 0 so x = -2
